This one-day course supports your drive to provide homes free from hazards, links to Awaab’s Law, and is ideal for staff who assess properties, housing officers, estate managers, private sector leasing staff, property surveyors, or private property managers.
The Housing Health and Safety Rating System (HHSRS) was developed as a component of the Housing Act 2004, replacing the previous Fitness Standard. It’s been in force since 2006, but was given more bite with the introduction of the Housing (Fitness for Habitation) Act 2018. The government has been reviewing the HHSRS for some time and it’s likely to be a good while longer before they issue new guidance – this course will give you a great overview and keep you up to date in the meantime.
All rented homes must meet certain standards, so they are safe and fit to live in. During this training you’ll look at:
The practical application and implications of the Housing (Fitness for Habitation) Act 2018 and 2022 and the HHSRS, and how they link with Awaab’s Law.
The principles behind the Housing Health and Safety Rating System and how to identify deficiencies and defects that could cause harm to the occupants.
The 29 hazards
The standards that underpin the Fitness for Habitation and HHSRS along with an explanation of how they are applied during property inspections.
Risk areas such as steps and stairs, overcrowding, fire safety, carbon monoxide, asbestos, electrical systems and environmental hazards.
Identifying potential safety risks and deficiencies; reducing the chance of rented homes failing the decent homes standard and reducing the scope for tenants to successfully claim from you for damages and legal costs.
Harm outcomes.
Practical examples of deficiencies in dwellings for group discussion.
