We were delighted to speak at HOMESUK and UnlockNetZero in November 2023, talking to delegates about damp and mould and how we can help organisations through our range of training courses.
Upkeep Director Lynda Hance outlined the three steps to consider - the tenancy agreement (the contract between the tenant and the landlord), the law and the internal policy, which can be more than the law, but never less. But most importantly she highlighted that landlords should be doing this because it is the right thing to do for residents. She also talked about the increased focus of both the regulator and the Housing Ombudsman on this area, and the changes expected in the new Decent Homes Standard and updated Housing Health and Safety Rating System, reminding landlords that In the light of this they should be looking at what has caused the problem and what they can do to make it better - remember it isn’t lifestyle.
Finally she talked about the importance of training; you are never too old, young or experienced to learn. Having a good policy and procedure is important but that doesn't deliver on its own, training provides the context as to why it is being done, and supports a more knowledgeable and informed workforce, which translates to better services to residents.
Jamie Seal from Shepherds Bush Housing then joined us to talk about their practical experiences of dealing with damp and mould and some of the challenges they are working to overcome. We have been working with SBHA to train all their staff, whatever their role, in damp and mould and Jamie talked about how this has led to a real change in attitude and an understanding that everyone at the organisation has a role to play in tackling these issues.
